I agree with screening the Sec 8 applicant the same as all applicants for good housing history. 

Cracking and structural problems occur because the sinking of the home is not being 100% distributed but usually only localized causing an imbalance. 

I think the most important thing in investing is screening and management.

Start with LTR, automate tenant screening (e.g., Avail), and bank cash for your house hack.

You can often uncover major things with a little research before you view the property - Ages of appliances, HVAC system, foundation/cracks, plumbing leaks, small electrical things (bring an outlet tester), signs of previous leaks, termite damage etc.

Are there tools (i.e RentRedi) that you recommend using for LTR tenant screening, rent collection, background checks, etc?
