I'm in the market rate range - house was built in 2005 so it's good condition, but I don't have upgraded granite countertops,  white cabinets or new LVP flooring.

I would also leave the cabinets and counters as they are unless is a higher rent area, then you could go with quartz countertops and paint the cabinets to maximize your rent.

Maybe the receipt for the countertops got mixed in with the rental property receipts and the countertops got deducted.
