I daresay that, for conforming loan, credit is pretty much pass-fail and not hard to get where it needs to be in most cases (my doing what I mention above)... but income is what really matters, once credit is "pass" how much will your income allow you to qualify for?

It is R4 zoning so multi family is allowed but it is a non-conforming sfh.

"Never buy weird if you can help it" is advice I routinely give, and it goes without saying to try and avoid creating a weird place that sticks out from what conforms to the neighborhood.

I'd recommend either going for a legal 3-4 flat or a 2-flat that is duplexed down or up.It's a good idea for your agent find out if any of the units are "non-conforming" or "illegal" before you take the time to show the property and make an offer.
