You can ask tons of questions but it doesn't mean you will get the right answers as a lot of homeowners either don't know, are afraid to say things outloud, or they hope by hiding it you will be able to help them - like if they don't say it it doesn't exsist.Chances are you are not the first person they have talked to - nor the last unless you put them under contract.The only way not to be a D$*K is to not be one - you can be compassionate if that is your thing but I don't think you should pretend to be an angel either.
