With a residential property don't you have to put the property on stilts or bring in fill and compact it until the 1st floor level is at or above the zone base flood elevation?

Yes, it can cool/heat more square footage...so if the property is compact, maybe some rooms won't need it but chances are you'll need multiples.

If you believe that the pool is located inside the footprint of any possible future structure or addition, it would be wise to go through the local building department and get it demo’ed and re-compacted properly.

The investor has a clock ticking on costs whereas in the case of the homeowner client, they only want the speed out of convenience to "bring their toothbrush" moreover than worrying about holding costs so this penalty/bonus works much better with flipper clients.Where were you when I needed a good contractor Bruce?!
