I was misled when I made my investment, with Dutch frequently stating in public communications that RAD is “like family” and that funds would be returned easily if needed.

I have been kicked out of every form of communication relating to this deal.

You may want to make an introduction between your CPA to those 2 colleagues.The CPA can go over their services and pricing to your colleagues.I partner with many people on real estate deals - It never gets to a discussion on whether they do their own tax return or hire a professional.If a partner mentions he will provide capital - does he provide the capital on a timely manner.If a partner mentions he will find deals - does he find many deals and provide an analysisIf a partner mentions he will manage a property - does he manage the property well(find tenants, collect rent, communicate with contractors, etc)

I charge 20% straight to co host which includes vendor/guest /cleaner communication and managing the property.

General phone numbers are rarely answered and we are forced to communicate most times via email.The word of the day is patience. 

Hi @Raymond Kalonji I would follow what all have said here, but I want to highlight one thing while working with section 8 or any other tenant is very important "timely communication".

Unfortunately, we get too many calls from clients that got the run around, poor communication and service and/or were the victims of a "bait and switch". 

What matters more is whether the borrower in question has the (i) time, (ii) contacts, (iii) experience, and (iv) ability to effectively communicate & package their loan request to banks & credit unions in a way that is compelling to those lenders.
