You should use a state-specific lease that is clear regarding the start and end dates, the monthly rent, the fees that will be charged (ex. pets) and those that may be charged (ex late fee), the amount of the security deposit, and a clear list of rules associated with the property (no smoking inside is a big one as are rules related to parking).

In short, you need working windows, no cracking/chipping paint inside/outside, smoke and CO2 detectors inside, no overgrown greenery/trees outside, no holes in the walls, if you have carpet inside - it can't have stains or rips in it, and some other small stuff.

The whole idea of an LLC is to prevent future damages.The doctor said I could smoke cigarettes because most people don't get cancer from it.99% of the people asking about LLCs in the forums here do not need and can not form an LLC to carry a property in because they are using residential loans and don't have an LLC with 2 years of tax returns.
