I'm doing a video call with a few new investor friends and would like a general consensus to put these "Investor Needs" into chronological order.

I have had a similar issue with three City staff saying parcel's weren't legally dividable and I had to do chronological chain of title point paper to the City Surveyor for him to agree that my assessment was correct...I'd go to a surveyor or Land Use/Planning Civil...and you don't just want one that does good 'work' you want one that is experienced in the rules.

Since I do some flips, I photocopy all receipts and put them in chronological order, enter them into  spreadsheet and scan them and add the scans to the file and staple the receipts together in the same order and add that to the file, too.

All these issues happened in the last 6 months in chronological order.

So it does appear to be possible to get an FHA 203k loan for a 5-unit & convert to a 4-unit.When possible, aim for the Limited (aka Streamline) 203k loan, as it's less complex, not required to get an FHA consultant, etc.Of course, this is based of the two following important assumptions:1)  zoning allows for this2)  and obviously I owner occupy for at least 12 months3)  the total purchase price + renovations are within the FHA loan limits specific to my areaWhat I'm confused about is the timeline or chronological order of the process? 

Tenants' leases are written such that any payment they provide posts to their account in chronological order, so nonpayment of RUBS means their account is past due. 

I'll then scan the receipt, title it by date (so it is organized in chronological order), and save it to the folder.

Write your story in simple straight-line logic using exact chronological order.

I understand I can sort by newest but then I'm reading posts chronologically backwards.
