We only needed to pay earnest money and a portion of the closing fees bring upfront investment to 12-15K.

Most 401ks give you 30 or 60 days to pay back a 401k loan or they count it as a withdraw and that is a taxable event. 

As we all know, you are really paying for the commission in the purchase price. 

Go to court, judge will hear them out and then ask; "did you pay the rent."

And you don’t have to pay it back when you sell, you do an exchange.

Or just pay your sister a finders fee for getting the deal?

You are paying for it with a higher rate.

This is a the perfect vehicle to use for short term like buying a  property with cash, then refinancing the property to pay the line of credit back in full, and use it again.
