The developers pushing agents to sell one of their townhouses as a STR really inflated the asset cost cause they were pricing it on a revenue structure, not asset.

Fortunately, we have not had any issues on the property that were caused by any pet. 

This concerns me about the potential to maintain a solid tenant base and would likely cause a higher vacancy factor.

I think it would be awkward if you raise the rent after a year, might cause conflict between you two. 

How can we prove that any damage is caused by this specific tenant, given multiple residents in the property?

So if the short term rental is the first floor might be less likely to cause annoyance vs it being on top or if the beds and living  rooms are side by side or opposite ends of the building. 

Only caution is if they don’t have checkbook control and there’s a time crunch going through the custodian can cause delays and red tape to deal with.

On the other hand, tenants tend to cause damages when moving these appliances in/out, so having them in place may be safer.I recommend you look at what others are doing in your community and price point.
