Getting a rental license as an out-of-state investor is doable, but you’ll need to manage inspections and compliance.

I would mention the damages to mitigate more however and let them know you will be doing inspections in the future because of what you found unless you are always in there anyways bc things keep breaking anyways. 

You can buy it built or build it yourself.

Canton is not quite as bad, although they have increased annual fees and initial inspection requirements in the past few years that Akron never put in place. 

Im currently networking to partner up with a home builder here in Staten Island and build Semis on empty land.

We also have some buildings that are single family conversions not built with seperate utilities. 

., get them in place before discussing an increase with the tenant because it's much easier to get inspections and repairs done when the tenant cooperates.
