And given that, in a major city, there are hundreds of houses put on the market weekly, you need a method to efficiently screen properties to make sure they won't bleed money before you spend time analyzing, touring them ect. 

This is the Dave Ramsey method of investing that works better if you have large amounts of capital and are just looking for monthly income. 

Figure out which method makes the most sense for you and look at the numbers for at least 10 deals.
