Something I'm questioning: For the sake of the hypothetical, let's say you have an applicant who objectively scores the highest in all categories on your minimum qualification standards (references, credit score, rental history, income, etc.,) relative to all other applicants, but after showing them the property you have the distinct sense they'll be a difficult, high maintenance/game-the-system/treat-your-property-poorly tenant.Essentially: how do you stay on the right side of the law rejecting a tenant that appears to be the best applicant on paper, but to whom you don't want to rent based on unpleasant personal interactions or impressions that they would likely take poor care of your property?

I could not find the answer I'm looking for when searching.The following example could be used:- Amount invested $100k- Preferred return (5 years): 8% or $8k- Disposition (Sale) (Year 5): $200kThis simple example assumes no cash flow beyond the preferred return, no cost segregation/bonus segregation, and doesn't take depreciation into account.Would the first 5 years of cash flow (preferred return) not be taxed, and only the remaining amount on the disposition would be taxed (e.g. $200k - $100k + 5 * $8k = $140k)?

You are sum total of the people you surround yourself with.I am a Tardus paying client, none of us that recently posted get any sort of kickback or referral fee for talking about our experiences on BP (although I do believe there is a referral bonus if you refer a new client...but it is nominal enough that no one is trying to bring in new members soley for this bonus).
