Any pricing-related tool offered by the OTA itself (think of VRBO, booking etc) is there to ensure you are getting heads in beds at any rate possible, just to ensure they are getting paid. 

My current portfolio includes two 3-Bed/2-Bath Single Family's in my home state.

Heads in beds means more revenue.

Same thing with any investor you get in bed with.With time you can work some equity into those rentals and when interest rates come down you will be in a better spot to sell a couple SFHs.   

This is for a 3 bed 1.5-2 bath house around 1500sqft.Im in Philly area

It's 3 bed 2 full bath and 1,300 sqft.

She was comparing it more to a bed and breakfast, hard to finance.
