Often the party ending up holding the bag is the original seller still on the note.If the middle man is well established in the field, experienced, and has a fair amount of capital, and a desire to make good even at a loss because he wants to keep his reputation intact, then the risk to the seller may be minimized.  

It has been brought to my attention that some scum bag is posting my house for rent on craigslist, for less money, and asking for a $50 "application fee".

You need to ask a California lawyer where the line is between a squatter there with utilities and a whole house of furniture and a vagrant that broke in the day before after you left working on the place and is there the next morning when you show up to work on the property and has nothing but a sleeping bag. I

The swiftness of cities/Airbnb to enforce new laws and cancel all existing bookings leaving the property owner holding the bag is pretty shocking.
