I'm feeling the delays I've imposed on myself in my RE investing, so I'm trying to correct my trajectory to get back on course ASAP.You may not realize it, but you just stated your goals.Number of properties, no matter how you arrive at a number, is never a goal. 

.#8 I would consider your inspection cost a very cheap crash course in buying long distance investment properties. 

Now they probably oversold after Covid, and are asking people to pony up more because prices are crashing on them on the back end and materials are stagnating in price.

What happens in a market "crash" when people are loosing there homes?

One of the constants that I still see from when I first started on BP in early 2016 is the willingness of experienced ( some on this very thread ) folks in different aspects of real estate to try and help newbies and others with advice and perspective.I think it really is a testament to the fact that even though the investing environment has undergone many changes over those years the willingness to continue to help others has not changed.It helped me tremendously when I had to crash course on small MF ownership and I am grateful to all who helped with posts that they didn't even know that I had read and learned from.And yes the search function remains fairly useless and unchanged in that regard since then to the detriment of us all.

Sure  you can cash out, but what happens when a bubble is determined, like the housing & stock markets, it's value will crash and crash hard.

I hate to be the bearer of bad news, but such P/E levels are not sustainable and be considered an expansionary or growth cycle.This does not mean a hard crash is imminent, but it does mean the dollar will be significantly weaker for certain just how it gets there is anyone's guess.
