I am simply pointing out that it is very RARE for a great exit to line up with a great acquisition in the time frame allotted for in a 1031. 

If their lease is on a  recurring year to year renewal you need to make your changes within the allotted time for the notice to take effect before the new renewal timeline starts which means before closing.

When work is being done, and the contractor asks for a payment, it should be for specific work that is being done and for the budget allotted. 3.

A recent exception I ran into- tenants who have a 3-bedroom apartment, with the apartment allotting for two vehicles.

If its even possible to 1031 into commercial, from a SFH rental, I wouldn't be able to sell all and find an apartment within allotted time (90 days I believe).
