Its reflected in Dodd-Frank, ADA, Fair Housing, local eviction laws, Etc - all of these came about because of a small group of people abused others to such an extreme level that the gov't swoops in and decides protections are needed and they go to the opposite extreme in their policies.

As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

Anyone that has been a landlord for a while can relate.You must train your tenant in the beginning or you will get paid last if there is any money left.You more you treat being a landlord ad a business the better you will be.Ask yourself what would the power company do when someone calls with drama?

You should also check with your Attorney on what might have to be done to comply with ADA (Americans with Disability Act) to determine if you have to upgrade any of the entrances, bathrooms, etc.On your question on the water use, if you get records going back to when there was a daycare operating they may show the difference in average water use before and then after the daycare closed.-

Much less expensive to build duplex's per s.f. cause you avoid firewalls, sprinkler systems, ada requirements etc.
