We employ local people with livable wages, pay hotel occupancy taxes, drive tourism dollars to an area that needs a little help, and I could go on about for our rural properties. 

Additionally, I own an adjacent parcel with 5 acres of coffee and have obtained permits to operate an agricultural tourism business there, with entitlements to build two more dwellings.The estate is situated within a gated community, and while it’s a remarkable property with a lot of unique features, I’ve encountered some pushback from the neighbors, which has made me reconsider my position here.

Location near jobs, tourism, or other attractions (like an airport).  

The area is a harbor with a beautiful beach, seals, whales, otters and  lots of tourism and mixed uses.  

So condo's can be a good deal if they are in an area that has a lot of vacation rentals and the municipality is all about tourism and space for visitors to stay.The biggest issue is the HOA.

@Jaylan Archer yes and would love to hear what Portsmouth is doing since so many municipalities look to it as the epicenter for tourism in the state. 

I would invest in a market that will sustain STRs and is a tourism destination. 

We worked with a couple of homeowners, worked with them to change the interiors, added a few amenities more in tune with the local tourism scene.

Tourism is the states number two commodity.
