Unless there is a big increase in undocumented immigrants and then there is really an undocumented population increase and that's why prices are going up?

It's hard not to be as the greatest city in America.Perhaps more accurately a state with a few tech billionaires, a large homeless population and a sizeable number of recent immigrants who are there until they realize it would be best to move to a different state. 

My immigrant family had none of this knowledge and the school system certainly wasn't going to explain it to me.  

Housing in Canada is in shorter supply because our PM massively increased immigration rates (over 5 million people in the last ~7 years for a country that prior to that had $35M people). 

I have excellent role-models in my own family of first-generation immigrants who have invested in RE decades ago and now enjoy total financial freedom before retirement.

Austin has been a high growth city and likely is six to 12 months ahead in the business cycle as many smaller cities.Of those Three, San Antonio provides you the same legal backdrop (Tx) and also geographical access (same day drive) and accelerating immigrant population growth (GDP growth requires much more immigration both red/blue agree on this in private)
