It's true that SubTo might just be a temporary solution, sometimes a delay can be the first step toward a better outcome.

This is why you don't see a bunch of national chains near main street- numbers made sense compared to other regional destinations (Gulf Shores, Smokey Mountains, Galveston, ect.)

Around 20 years ago we had a duplex on the sand of gulf shores Alabama.  2 years in a row direct hits from hurricanes, you can look it up.  

I remember hard money being needed in some of these situations where long term financing isn’t possible to qualify for the situation for whatever reason and once an investment property is stabilized (you can structure your deal however needed to get funding such as investment property vs primary residence) then you can exit the temporary financing with a refinance.

Those frauds just buy 'carbon credits' so they can feel better about themselves, they don't really care or they would alter their lifestyles instead of pounding the rest of us with the guilt, Lol....And if we look at the temps for the last millenium instead of the last century, they can show that although we are in a temporary upswing, we're really on a slide into a colder era.

If you want to move assets off shore those assets may or may not be subject to collection depending on the country.
