@David Jenkins I learned from the Lance Edwards Big Money in Small Apartments Bootcamp and applied his marketing strategy and analysis technique to mid-size and large apartment buildings with good results.

But, once I was able to eliminate the non sense and the outdated, and work my way thru the pointless, I was left with excellent strategies and techniques most investors don’t know about and even less utilize.

The argument against this though, is that the audit technique guides suggest that the 1245 asset components have to be 'personal property', aka movable assets.

But we know that 99% + of people paying for mentorships are no longer even trying to employ those strategies or techniques within - 12 months.  

These syndication educators teach you underwriting, give you lists of brokers, recommend you increase your social media visibility and are provided techniques and tools to raise capital.

@Robert MorrisI have seen this technique done by an older landlord/mom and pop owners of C class properties but it worked well for them because they were in a 20-50 unit range of properties that they were self managing - they were also local to their properties.

@Tom SaharThere are always deals to be found, but the effectiveness of your marketing techniques determines your success rate.
