Even if one has to provide the education to some of the parties as to why a particular creative solution makes a win-win-win for all. 

Just make sure the management part is taken care of.

Expecting big cash flow in multifamily apartments right now is kind of a fool's errand because if you find it it's probably in an area that won't be kind for out of state ppl with a third party property manager. 

The hardest part is getting their little paws to hold a pen.......

They will also charge you to have an inspection by a 3rd party or to use an app to make sure the work is done.

As a heads up they have a reputation as being difficult to work with--especially with regard to trouble college kids might get into (bonfires, parties, trash etc.).
