1. you're right in the new ones from developers don't produce any cashflow. you might want to look at the secondary market to get better yields as the properties are already built and can cashflow right away. also easier to see comparable rents in the same development. check bank repos, distressed sellers and the like. you might also want to get a parking slot for added income as they can be leased out separately. it's also quite difficult to sell without one should you decide down the road. developers usually have an in-house leasing team to handle property management which we use for some of our properties.

I've noticed that the margins for both cash flow and rehab projects are indeed razor-thin, with Cash on Cash Returns often falling below 5 percent and ROI not being particularly attractive either.Given the challenges in the DC market, I'm open to exploring investment opportunities in other areas.

Here's homework - write down 5 ways that debt is positive and can help you.Having a free-and-clear investment property is not even always considered a great thing because it can attract the sharks, lawyers who see it as a huge dollar sign.... better to keep it mortgaged so it doesn't look so attractive.So yes you could look at it as shuffling around numbers, but your ultimate goal (as you stated) is to live off of your investment properties.

Most of my units are 1 / 1 apartments of similar configuration which has made it a lot easier to slot in new tenants with minimal gaps in the schedule.
