Simply mentioning a lot of people wanting to invest in real estate is mostly anecdotal and shouldn’t be considered evidence as to market timing.Now if you can point me to quantifiable data such as social media mention about real estate investing over time, then that’s different.

It very well may work out, but it’s about quantifying risk.  

Meaning, quantify how much money you will need in 2 years to live off, then see how you can generate that money and which activities can get you there and see what you need to do.

And how can you quantify investment risk to figure out if it’s a chance you want to take?

Then my question is, does anyone know of a calculator or spreadsheet which helps you quantify how much for a particular rental you will save on taxes?

For example, some properties come with municipal liens that are hard to quantify. 

It is generated by real factors that can be researched and are quantifiable: NIMBY'ism, building restrictions, business expansions of many different sectors, rent control, etc...
