So how do you widen a staircase from the early 1900s to accommodate both foot traffic and a stair type escalator for handicapped people, even though the residents are not handicapped?

hello everyone my name is dylan i am from brainerd mn i currently own my house 3 bed 2 bath modular with an unfinished basement and 2.5 acres i am starting my rei journey this year i will be partnering with a friend of mine on a new build duplex with a 1 stall attached garage on each unit on a 2 acre lot we are going to be building it handicap accessible in hopes to contract with local nursing homes or companies in need of houses for there clients i am just wondering if there is anyone else who has done this and if they could give me any advice that would be great

The brother who holds title to the property has been mentally handicapped since birth.

I expect that the messy unit will be a handicap when trying to sell this property.

That is because both are handicapped accessible and I fix what I need to get the return of $ for renting. 

The guest suite downstairs has a handicap accessible shower with no glass enclosure.

Also, with regard to the Property Management, I would advise you to not fall into the trap of not factoring this in for two reasons:(1) Even if you manage it, you could pay yourself the PM Fee as payment for your time spent on the management of the property; and(2) If you ever decide to hire a PM, you already have that factored into your numbers and so you can be confident that the numbers still workThe biggest tip that I can give you is don't handicap your income potential by failing to account for the base expenses that need to be considered when assessing a properties ROI. 

Will pulling any permits on the existing building call for substantial (expensive) modernization upgrades to Handicapped Access, electrical, plumbing, new laws regarding signage, (FIRE SYSTEMS), etc...(???)

And no matter how handicapped one is, they can find something for you to do from answering the phone to dusting to greeting to matching socks!
