In reality the owner probably gets to do and pay for the repairs as the tenant has no money for things like this. 

Not to the extent of uploading photos and explaining repairs (that's pretty cool) but running comps, estimating ARV, reasonable rehab budget, profitability, etc.  

FHA loans are really only best in lower credit and lower down payment situation. if you have the ability to do 5-10% I would do it. if you don't need money for repairs , you could do on the higher end 10%+ but if you do need money for repairs 5% could be good. some lenders will do recasts on loans and you cannot do recasts with FHA.

I see more sites going to just their regular website, optimized for the phone, than dedicated apps.

There are other variables that can significantly affect the overall performance of your cold calling campaigns, like your MSA, zip codes you chose within your MSA, the dialer you use, the size of your list, how fresh your list is, the quality of the property records on your list, the quality of your phone numbers on your list, and if the phone numbers you're dialing from in your dialer are being marked as spam. 

Why does PM start promoting the property only after existing tenant moved out and property fixed (small repairs)?

Just be sure to be available while they're talking with the reps at the credit card companies because sometimes they'll send you a string of numbers to confirm your phone number etc.  

I read "guarantees" - for me that is the biggest scam ever and right then and there either hang up the phone or delete and block the email. anytime anyone guarantees anything run and run fast.  

Until you have to do a major repair like a roof.  

This was within the fine print, but I was told by email/phone that it would be within 30days.
