Your mechanicals and capital expenditures are a lot more important and more expensive to fix than a pretty kitchen. its better to live in outdated kitchen and have a well kept home with updated mechanicals/roof/hvac than one that looks pretty but will start to crumble5.

Question.. why would Peter, or any of the other so-called gurus charged you thousands of dollars for a course that is mostly outdated, customer service is very poor of even nonexistent, and here is the kicker....

The bigger programs raised their rates ridiculously and provide a lot of generic outdated material. 

Are the current Property Management softwares outdated?

The building stock is like all the other Chicago urban core burbs, so expect lots of 1950's and 60's construction with galvanized pipes, flat roofs, boilers and outdated electrical.

Estimates are probably a bit outdated now, but consider it a starting point and maybe add 20-30% to the estimates. 

Like, take that waterfront property priced low just because of an outdated kitchen or a carpet issue—easy fixes with big potential.
