She made some great points; there isn't much I would add to it.Strictly from an income tax perspective on rental income, your in-laws would wind up in the same spot whether the property was in an LLC or not - if it was in an LLC, the income would pass through to them individually.Because of this, as Katie said, it would behoove you to consider the other aspects (legal, asset protection, tax consequences upon sale, gift vs. inheritance, etc.) and how they would affect you and your wife.

Hey Kris, fees will vary in different markets but not by a lot. 10% is pretty normal around here (coastal carolina) & at least for our company, it matters not if they are in-state or out-of-state.
