Nashville should certainly be there - regs (but well regulated, predictable) and is the favorite trip for pretty much all SEC Schools (best city by far in SEC, drivable distance, Vanderbilt sells out typically >2/3 of the stadium to opposing fans, etc.)

I was recently in Nashville and decided to stay the night and needed to rent a place for the night.  

At the outset of my investing career and education I went to a seminar called "The Flipping Formula" that came through Nashville back in Dec of 2015.

Others I've seen a lot are Oklahoma City, Toledo, Memphis, Raleigh, Nashville and Montgomery.

Okay Peoria people, I live in Nashville now but I grew up in Peoria for 18 years.

Very stable, lots of new exciting development projects, and surrounded by larger metros like Atlanta and Nashville that are too crowded and too expensive.  

Other states I would consider: Nevada, Texas (high property taxes but my friends make the numbers work), Tennessee (Nashville area), North Carolina, possibly Arizona, possibly Florida (I had considered the Panhandle area Fort Walton Beach, West Panama City) but their insurance costs are high with hurricanes.

I have a 3 bedroom single family home in Nashville TN and looking for a residential assistant living or adult day care to rent to for 3 or 5 years. 

We are based out of Nashville and have a lot of experience in this market but we're looking for more cash flow.
