Our property is in the Bay Area, which is known for having more tenant-friendly laws.

Rent control in the bay area can be extreme as many areas have rent control in excess of the state mandated rent controlIn general experience RE investors are not choosing to add a single ADU in single family zoned areas.

not to mention you can go on E bay and for 50 bucks or less you can buy any Guru's printed materials or tapes.. they all give them at the start of their seminars in exchange for the big fee's folks pay to go.. 

Waikiki area (however there are a couple STR buildings outside Waikiki), Turtle Bay (North Shore), Ko'olina (Westside) and Cottages at Mauna'olu Estates.  

We subdivided the bays, and I believe we used plywood instead of drywall, but it was a garage.

@Mike Nuss  well that was not the case in the SF Bay Area.But I really Like FIBI in the LA area I have been guest speaker there many times. and they are somewhat more formal than ( keep it weird Portland) but they do a great job.. and the promoters are really super people. and sharp in their craft.
