For networking, consider attending local meetups, conferences, networking events.

Alternately, if you’re going to do this at volume, and you’ll have to since margins here are thin, I would attend some of the lender conferences.

My personal bank will finance pretty much anything I want to buy in eastern TN for 10 percent down, but they don't like car loans. ??!!

Their training was less than mediocre and I just returned from a wealth conference and had the Pricelabs CEO look at my listing and confirmed the direction given was not necessary.  

@Jay Hinrichs, while I wasn't going to call them MLM, I did attend an Armando Montelongo (A&E's Flip this House from mid 2000's) seminar at a hotel conference room in 2007 or 08, which was the free funnel to spend $1,500 for a three day seminar or $25,000 for an in-person mentorship.I have seen similar promoted with Christina and Tarrek from Flip or Flop more recently.I didn't start realizing how profitable education can be until the last 5 or so years.

Constance Kang go to real conferences, REIA’s, meetups, spend time on BP and network with other investors.Get started at some point and you’ll learn a ton.

As far as office I remain intrigued by it, also at least in our area condos have been brutally hit and I think offer a “deal” without quite the downsides to office, I tend to think office/retail in suburban and even pandemic boom markets (I’ve started investing on the eastern shore of Md and have considered some office deals there) offers the best risk/reward of office because you have a population boom coupled with ultimately still a low supply of office space, where as urban areas have lost population and have a huge glut of supply, I think the ultimate fate of a lot of urban office trends towards zero/land value.
