In my area, MAREIA just introduced a Find HOT Off-Market Deals.  

Even introducing a moderate amount of debt and purchasing another, OR exchanging out of the existing into a larger higher yielding property type with some debt.

That lead me to talking to a co-worker who introduced me to CFT, Cash flow tactics.Now I spent $500 on CFT, and I walked away from that company because the message was we've all been lied to.

The concern here and it should be a concern to you, is that introducing so many new people, who from their questions and expectations ( no money down, I can buy properties that don't have equity or cashflow, I can get rich quick).
