In case you didn't read my post, I have been able to put around $50,000 extra toward my mortgage using this strategy (in 2 years) without skipping lattes and dinners and so forth.

I will gladly take any suggestions like meet ups, learning websites, books, podcasts, or even meet with other people who started real-estate investing to talk while I buy them coffee or dinner. 

And although there is an exception for them in the regs, more often than not they are not experienced enough to give you good service beyond holding the proceeds.For 1250 your QI not only should be able to close tomorrow but buy you dinner as well :).

This afternoon while cooking out back, Mexican neighbor agreed to help out with the house painting and other yard projects - for virtually free on weekends starting tomorrow - in exchange for a few beers and my awesome lunch/dinners off the grilly!

It would be better to try to connect with someone in the REIG that can walk you through some of their properties . . . even if it costs you a nice dinner it will be a cheap lesson.

I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.  

I am not sure which one insults me more: the "I'll buy you coffee" or the "I'll buy you a steak dinner
