Pricing - If you cannot check your competitions price and adjust yours daily you may want pricing software (PriceLabs probably best for single listing owners/operators). 

One can do well with low price high risk but max leverage and thinking our going to sit in your barcolounger while you let your tenants pay for your retirement is not reality unless you live there and work it basically daily.. 

Depending on the volume you would be submitting, find a company that does not have high monthly minimums and can walk you through the process if this is your first time using.

If you truly want to go the affordable route then you will want to more or less mimic the big builders, and make up for the smaller margins with volume and economies of scale.

I agree with @Nicholas L. and you, that 99 out 100 people who try this won't make daily home runs and won't retire in Bahamas.
