We settled on Memphis, after trying Phoenix and Atlanta, largely because we found some good local professionals we could trust and get good advice so we felt less scared about jumping in, after having very bad experiences in both Phoenix and Atlanta with dishonest property managers.

I don’t advocate being dishonest, so understand that a Promissory Note is a promise to pay, but to actually get paid they’d have to take you to court.

(I don’t recommend Quicken at all, the loan officer I dealt with with was extremely pushy and dishonest and refused to listen to what exactly I wanted and just tried to sell me the only product they offered so he wouldn’t lose his commission).
