There is a lot of demand from renters in these price points.As for the properties you described as B Class, I would say that both Alex (as the owner of his company) and my family (as owners of ours) as well as at least one other vendor in Memphis all migrated up the chain to find better properties in better areas of town.  

Yvette Chung that's the advantage of finding a really well experienced lender and either the FHA or FHA 203K, and finding a really good contractor upfront that is experience with working with both.

@Joo Chung I require tenants to carry renters insurance (naming us as additional insured).  

What this is also going to do though is cause an issue if the tenant wants to connect any smart devices that need to speak to each other (alexa, wireless printer etc.).
