I'm guessing #3 as it seems more conducive to building a relationship with someone who a. had the capital to at least purchase 1 unit and b. is now going to be pleased with your STR management performance and in a good place to back you or recommend you.

I attempted to resolve issues between tenants but it got to the point where tenant A had to file a police report against tenant B, and decided to break his lease 1 week later due to the "unsafe living conditions" provided by tenant B.

When I was sent my initial closing disclosure (before my appraisal), Section A. had 2 line items: "1.2% of Loan Amount (Points)" aka the Origination Fee$1,295 "Commitment Fee."
