I know a lot of investors use bird dogs, it would be a big disadvantage to me as an investor if I'm not able to give out a percentage/ flat fee to a bird dog.

I'm thinking of bird dogging in Texas to start out in my real estate investing.

They also should be accompanying people through the home. 

Kill 2 birds with 1 check, reinvigorating areas and creating the growth and expansion that feeds not only housing needs but with all the ancillary things one needs to have along with a roof over the head. 

It will likely be accompanied by lower interest rates, with Feds bringing them down to stimulate growth post apocalypses, which will further increase the affordability of houses.
