Following, I recently had an attorney in NY try to steal the money in my opinion.

While it may not mean much to some, most homeowners will immediately know that you know more than them and most likely are trying to steal the house from them.

I have decided to keep it a 3-1 and steal the bath linen closet for the bedroom.

Have any of you ever experienced getting shadowed by an investor/wholesaler/realtor at the public auction and try to steal the deal from you?

It can be tough to swap out fixtures while residents are living there, but when a resident moves out, I'd recommend an ultra high-efficiency toilet(the Niagara Stealth at Home Depot uses only .8 gallons per flush, half as much as a standard toilet and about 38% less than what is considered a high-efficiency toilet.)

Last week I caught someone that had broken into a vacant furnished house and they were trying to put in a device to steal the wifi. 

We had the previous owner come by the house, break in, and steal the shed in the back yard.

Only areas up North (WI, MN, MI etc) where folks actually pay their rent and don't steal things actually have low expense ratio for park owned homes.  

If they're good tenants you can always steal the Mastercard Priceless slogan & say something that reflects your situation then end with "having great tenants...

On the other hand, If I take the time to analyze it before getting it under contract someone else might act quiker and steal the deal...
