You should also set aside 10% of your net income as a capital reserve to fund all of the renewal/replacement of the property itself (roof, HVAC, floors, kitchen, bath) which will occur every 5-20 years and replacement of appliances (fridge, stove, washer/dryer, etc).That's a $120K investment.

Well, after seeing the house, I have an update...It's still in perfect condition and I have just acquired 2 beds, 2 couches, a fridge, washer/dryer, 2 desks, a kitchen table, pots and pans, etc.

You spray it on the wood with a 2-gallon sprayer and let it sit for a an hour or so and then spray the wood with a pressure washer.

As Jon said, they could copy the key, or case the place to steal something...if they used a hand truck to take out the stainless steel fridge or washer/dryer, who would stop them if they had the key?
