I do it too, so no worries.Bottom line is with the quality and amount of free or cheap education available on the internet, there is NO reason you would ever need to spend $50K on a guru program. 

You can find a lot of basic stuff for free in books, on the internet, and from other investors. 

Definitely a great reminder that everything we post on the internet can be used against us...

Then MEH, there could be a hundred reasons from the verbiage never transferred across some internet site, to the listing agent forgetting to add it, to the guy having not done anything with his license in years and just remembered he has been paying the $50 every two years to renew it with the state, but hasn't belonged to the board in years.

I'd wager that you might be able to get good returns out of there, but on the other hand, I'd be careful of any rent control laws that might kill your return.

I took it down, deep cleaned the unit, added handles to the cupboards, and purchased a Modem and added internet for $30/month. 

AirBNB obviously incurs the utilities (including internet...maybe cable/security), property management, and hotel/local taxes that I'm still trying to educate myself on...not to mention the upfront/semi-ongoing furnishing.

It may be cheaper to go into the meeting with a sample draft you find on the internet or networking and say "How does this look?".

You can likely set up a more exact and tailored search yourself these days with the internet.
