You need to find a team you can trust (a. deal pipeline i.e. agent, wholesaler, other, b. construction crew that can be on budget and on time, c. strong property manager, d. good lender network of portfolio and conventional)As for seasoning and fannie, I wouldn't worry about that until you get to 10 properties but you will want to find a private money lender that can loan you your money back for short term (3 months) while you find either conventional or portfolio lender to refi to.MFR is great, syndication is great, etc but to me, right now, with the limited capital you have, the most value and velocity you can create is by using BRRRR.

you dont raise the bid, 10 days later the house is still sittingas for short sales, again banks require a Min net based on a BPO they have on their books and if the asset manager smells you are looking for some discount or making some money, they decline the deal...It is just a system, so many monkey at very low level working these assets now these days that have no clue about leverage and velocity of the money.

Leverage and velocity of equity for more cash flow and less debt in my hands is the process and cycle of gaining net worth and deducting cap ex and debts while collecting rents and depreciating assets rapidly for less tax liability.

@Wakes Andre if you’re looking at ways to increase the velocity of your money, perhaps refinancing to a 30 year mortgage on your primary residence will provide a good option.
