Possibly already permitted outbuildings that already have plumbing such as workshops, offices, etc might be able to be converted to an ADU at a cost that does not result in the cost being more than the value added.Building an ADU is a lot of work and can be a slow process.  

It's been a tough market for high or maybe any cashflow with decent A/B properties in some parts of Houston, BUT the long-term equity growth is what makes these type of investments very positive in the long-run!

There is no way to really get an adequate perspective because there will always be a very wide variance of thought processes.

If your tenants aren't looped in early, it could make access for inspections tough.

Create a short presentation that outlines your process and risk mitigation strategies.

We have over 10,000 nightly stays per year so its hundreds of guests at any given time and yes we have PMS and automation systems in place as well as a VA but even with all that being a host is tough.

best wishes  i dont do gap funding at all.. so no.. not something I would do we do JV deals every week but we have zero debt all cash and we control the process.
