@Dennis GallagherIt's my understanding that the "Income-Expense Ratio" primarily use operating expenses as the expense variable, which includes costs like utilities, property taxes, insurance, maintenance, repairs, property management fees, and trash removal, all of which are considered when calculating a property's operating expense ratio (OER).You calculate OER by dividing the total operating expenses by the gross operating income of a property.

Totally useless for making go/no-go decisions, just like the average-only market stats from RedFin & Zillow.Stay away from AI, demographic data, and average-only market data/stats if you want to "make a data driven decision towards purchase", they are all too broad/meaningless to actually help make that go/no-go decision.

Haven't walked a property in years and just did one with my team a few weeks ago.I forgot the thrill of seeing these things derelict and then fixing them up.What a pleasure to see the transformation.What started as a simple dream for me of moving to the US and buying, fixing, holding a few properties and moving back to Australia turned into thousands of rehabs, many companies, staff and monsters with 17 heads lolIt's nice going back to the basics of how it all began.Just simply checking out distressed properties, negotiating, buying and fixing them up.Ahhhh, the good old days 🙏
