I am struggling specifically with understanding of "Reasonable Compensation" for an S-Corp and taxable income for self employment tax.

The vast, vast majority of MLOs that we speak to struggle with that concept.

What I am really struggling with as I develop my strategy is; why would anyone finance a deal vs paying all cash (assuming you have enough cash resources of course).As an example, assume a turnkey house costs $200,000 and rents for $1800.

The goal is to create small villages for retired seniors on a tight budget and veterans struggling to pay rent.
