I strongly agree with Nathan but wanted to add that residential RE, even with the use of a PM, is not passive.  

My business partner and I bought into it  quickly saw its limitations then just as quickly canceled our service  within two weeks.

Has 4-wheel drive and actually is really heavy and strong, can lift 1,300-pound round bales with a spear on the back. 

They will charge you money, but getting this on their credit report is a strong motivation for them to pay.

I would not go with STR Property Partners.

Another option is that you could partner with an investor who will do the work of management and help you find a great deal.
