Much thanks to anyone who can give me any information on any of the three above questions.Just some background info, I'm not a speculative buyer and will likely be looking to find a home with minor cosmetic upgrades needed before it's make ready.

Originally, due to the pandemic I speculated for the market for single families to slow down but clearly that wasn’t accurate lol.

I want both, or no deal.Depending on future events you have no control over, like this property, isn't investing...it's speculating. 

A paid off house was a huge leg up, blowing it on speculative investments is not the way to go.

The problem I keep running into is that I live in Oregon and I may be wrong on this but it seems like most properties are overpriced and are more speculative appreciation plays, like in the Portland market.

Now I haven't been in the STR game for long, but I do happen to have the largest portfolio of long term rentals in the Cleveland market so take this for what it's worth.....Some speculation based on some semi related experiences being the biggest name in the game in regards to LTR's.To me a lot of the problems you are encountering are a direct result of what type of property you're renting out.

Some are moving here some are speculating. 

This is a form of speculation since syndicators are counting on appreciation to make their projected returns work.
