So if you want to be in the game a long time and "wholesaling" is what you want to do, then put on your big boy pants (or big girl pants) and take the test, pay your fee and be part of responsible society.

I'm looking at a 24 Unit being sold by the local Urban Development.  

Not every house in my urban/yuppie part of town has a garage but I think the fact I have one helps me compete with the new apartment/condo complexes popping up all around me. 

Yup, the little glass block tiles in the shower and as kitchen backsplash, subway tile is in its third or forth go round, and I think the Urban industrial look will be the "Oh that is so 2015"

This has worked successfully for me in the past whenever I had the unfortunate event of encountering the underbelly of society.  

Due to a higher rate of divorce, increased single parenthood, the over-all delay of marriage, slow wage growth, high debt to income ratios, more stringent mortgage qualification, higher home prices, and a more mobile society investors will continue to see a strong rental market.

These things may never occur, but has a chance to and in this day an age being a suing society, I'd take care of those issues now.Nancy Neville

Ryan Dossey  this is the exact reason these homes go through this cycle. you have  a new investor buying in a very challenging area.. the success rate for more than 36 months is no more than 50/50 ... if you want to see what your urban core rental will look like in 3 to 5 years.. well your looking at it when you buy it and it needs major reno... in my mind this is the province for very experienced landlords that have hundreds of these..

And the ECC guy told me I cannot remove any trees without replacing it with another, because the community is an "urban forest."
