In Phoenix you won't be finding a lot of deals at 70% ARV minus repairs unless you're sourcing the deals yourself through door knocking, skip tracing owners, direct mail etc.

WHAT IFFFF you skipped the website and have people land directly on your social media?

I did that because interest in my last property was low and I didn't want to skip another month of income.

These properties are in the 250-300k range.Some ideas I have considered are sending branded brochures, knocking on doors (I have already been doing this quite a bit), or skip tracing to call the owners. 

Skip, I am having the same issue, but with more concentration.

Sellers indicated they did not care about closing date/cash offer so we decided to skip on it and not tie up large amount.

Feel like when i dont do it right the first time i have to come back and continue to do the stuff i skipped the first time trying to save a buck and i think will pay off in the long run.

I would suggest running a skip trace on all of your applicants that will also pull where they've lived.
